I am writing on behalf of Bloom Developments regarding our emerging proposals for Lilford Road Business Centre, 61 Lilford Road. The site comprises several buildings, including an electricity substation, a number of commercial units and a single residential flat.
Bloom Developments is a new urban warehouse investment and development manager who aim to transform under-utilised sites in Central London to enable innovative businesses to thrive and become more sustainable, creating positive economic impact and providing employment opportunities for local residents.
Ultra-urban warehouses are much smaller than traditional distribution warehouses, often called ‘last mile logistics hubs’ or ‘micro-hubs’, meeting the operators’ need of being closer to the end consumer. This provides a host of benefits such as faster delivery times, improved efficiency and faster maintenance. Importantly, with shorter delivery journeys and the use of electric vehicles, occupiers can benefit from improved green credentials such as reduced carbon footprint, improved air quality and reduced impact on congestion.
We are proposing to redevelop this site to create an industrial estate comprising nine, two-storey warehouse spaces with a single central yard for loading and deliveries, fit-for-purpose space suitable for a multitude of both traditional and modern industrial occupiers. The proposed designs would also introduce new greening along the front of the site, along Lilford Road. This would increase biodiversity of the site, as well as improving its appearance.

We will be hosting an in-person event at Unit GF3, Lilford Business Centre, 61 Lilford Road, SE5 9DB on Saturday 20th August 10:00-14:00 and Tuesday 23rd August 17:00-20:00 to offer the community an opportunity to ask questions and provide feedback.
